		<description>Well it has been a year later and I thought I would visit this post again. In the past year we have seen increased property value, looks like last year was the bottom of the market and was indeed a good time to get into the real estate market in Calgary.</description>

		<description>After doing some research on prices vs. renting I have to report it all depends on the type of property you want to rent or the type you want to buy. The numbers go back and fourth dependent on each individuals circumstances and situation. So in order to determine what is best for you on an individual basis, it is best to sit down with a professional to determine fees, costs associated with a purchase and those associated with a rental.</description>

		<description>Terry, I think you misunderstood the post, I never concluded that prices were going to go crazy in a recession! I am pointing out that there are some positive changes in our economy that point to a recovery and in the future things will get better. I would not say that sales are plummeting in Calgary, yes they have gone down but no where near what we have seen in other parts of the country.
In the last &quot;climb&quot; in the Calgary market was fast and it was not a great time to buy a house,  I would prefer to see buyers buy in a buyers market vs. sellers market.</description>

Like what would make prices rise in the midst of a recession, job loss, employees taking rollbacks, huge supply of houses on the market and sales plummeting all at the same time that interest rates have nowhere to go but up.</description>

		<description>I was speaking from personal experience. I bought my first home when I was 21 years old. It was a condo in the belt-line area. Now, I have never held on to investment property because I simply do not like to deal with rental property.
Over the years I have bought and sold my own homes and have done quite well in the process. Each time paying legal costs and closing fees (I wasn&#039;t always a Realtor) and over the long haul, real estate in Calgary has always been positive for me and I am so happy I got into the market at such a young age.
I am happy to discuss renting vs buying more thoroughly in a future blog post. I still believe owning property is positive over the long run and buying in a buyers market is the right time to buy.</description>
